Concrete & Clay Tile Roof Repair and Installation in Calgary
Tile roofs are uncommon in Calgary, and that is exactly the problem when one starts leaking. Walking tile wrong breaks it, which is why many trades stay off it, and a broken tile means finding a replacement for a profile that stopped being manufactured fifteen years ago.

I repair, relay, and install concrete and clay tile across Greater Calgary. I walk tile the way it has to be walked: on the lower third of the tile, directly over a batten, one foot at a time.

What is on your Calgary roof, concrete or clay?
Both look similar from the street and behave very differently up close.
Concrete tile
Moulded from sand, cement, water, and pigment. It arrived on Calgary estate homes and Mediterranean-style builds mostly through the 1980s, 1990s, and early 2000s. You will find it across Scenic Acres, Signal Hill, Springbank, Elbow Park, and the older Mount Royal renovations.
Concrete tile lasts 30 to 50 years. The colour is pigment through the body or a surface slurry, and the surface slurry fades.
Clay tile
Kiln-fired earthenware, the traditional terracotta barrel or S-profile. It is rarer here and it lasts longer: 50 to 100 years is normal.
Clay holds its colour permanently, because the colour is the fired clay itself.
The Calgary-specific difference that matters: water absorption. Concrete tile absorbs roughly 13% of its weight in water; fired clay absorbs around 6%. Water sitting in the pores of a concrete tile freezes during our chinook cycle, expands, and spalls the face off the tile in flakes. That is why I see far more freeze-thaw damage on Calgary concrete tile than on clay, and why a concrete tile roof here rarely reaches the lifespan quoted on the manufacturer’s brochure.
Why tile roofs fail in Calgary
The tile almost never fails first. These are what fail.
The underlayment reaches end of life
This is the real answer on most Calgary tile roofs I inspect. Perfectly sound tile sitting on a felt underlayment that turned to dust twenty years ago. The roof leaks; the tile is fine.
Freeze-thaw spalling
Concrete tile absorbs moisture, our chinooks freeze and thaw it dozens of times each winter, and the tile face flakes away. Spalled tiles absorb even more water, so it accelerates.
Hail
Concrete tile is hard but brittle. The August 5, 2024 Calgary hailstorm produced $3.29 billion in insured damage and more than 130,000 claims (CatIQ, revised August 2025). Hail that dents a metal roof will crack a concrete tile clean through, and the crack is difficult to see from the ground.
Foot traffic
Furnace techs, chimney sweeps, satellite installers, and roofers who do not know tile break more Calgary tiles than weather does.
Batten rot and fastener corrosion
The wood battens the tile hangs on rot when the underlayment fails, and the fasteners rust. Tiles slip out of course, usually on the lowest rows first.
Failed ridge and hip mortar
Older tile roofs bed the ridge and hip caps in mortar. Mortar cracks under freeze-thaw and the caps loosen. Modern relays use a dry-fix ridge system instead, which does not crack.
Valley metal wearing through
Tile valleys concentrate a lot of water into thin metal. The metal wears out before the tile does, and usually before the replacement underlayment does.
Tile roof repair: what I fix
Individual repairs, matched to what actually failed.
- Cracked, spalled, and slipped tile replaced with matched salvage or new stock
- Ridge and hip caps re-bedded, or converted to a dry-fix ridge system
- Valley metal replaced and re-flashed
- Underlayment repaired in sections where the failure is localized
- Batten replacement where rot is confined to specific areas
- Flashing rebuilt at chimneys, walls, and skylight curbs
- Broken tile sourced and matched, including discontinued profiles, which is most of the work on a Calgary tile repair
Matching tile is the hard part
Before you let anyone replace tiles on your roof, ask whether they can source your profile.
If your original manufacturer is gone, I pull matched tile from salvage or relocate tile from a low-visibility slope (a garage, a rear elevation) and put the new, imperfectly matched tile there instead of on your street face.
Lift and relay: the job most Calgary tile roofs actually need
A lift and relay replaces the waterproofing without replacing the tile.

Remove and stack your existing tile
By slope, carefully, keeping it sorted so it goes back where it came from.

Strip the old underlayment
Down to the deck, so nothing gets buried and forgotten.

Inspect and replace the sheathing
Wherever rot or delamination shows.

Install new high-temperature underlayment
Rated for tile, plus ice-and-water membrane at the eaves, in all valleys, and around every penetration.

Replace battens and all flashings
Valleys, chimneys, sidewalls, penetrations.

Reinstall your original tile
Replacing only what broke, and finishing the ridge with a dry-fix system.
You keep the roof you paid for and you reset the clock on the layer that actually fails. On a tile roof at 20 to 30 years old that is still holding its tile, a relay is almost always the correct call, and it is a fraction of a full replacement.
I tell customers straight when the tile has too much spalling to justify the labour of relaying it. Restacking tile that will crack in five years is not a service.
New tile roof installation in Calgary
If you are putting tile on a Calgary house, settle two things before anyone quotes you.
Structural load
Standard-weight concrete tile weighs roughly 9 to 12 pounds per square foot. Clay runs about 6 to 10. Architectural asphalt shingles weigh 2.5 to 4. Putting tile on a house framed for shingles roughly triples the weight of the covering, and that requires a structural engineer’s review and often reinforced framing before the first tile goes on. Ask any contractor quoting a tile conversion how they have accounted for the load.
Freeze-thaw rating
Tile sold into warmer markets is not necessarily rated for our climate. For Calgary I specify tile tested to CSA A220 for freeze-thaw durability, and I will show you the spec sheet.
A full installation includes
Engineered structural confirmation where required, high-temperature tile underlayment, battens and counter-battens, all valley and penetration metal, a dry-fix ridge and hip system, bird stops at the eaves, and the tile itself.

Tile pricing swings more than any other roof type, because the tile itself, the profile availability and the structure all move the number. Here is where things sit.

When tile is no longer the right answer
I would rather lose the tile job than sell you one you will regret. Tile stops making sense when:
Spalling is widespread
Too many tiles are shedding their faces to justify relaying the rest.
The structure is marginal
If the framing needs significant reinforcement to carry tile again, that money often buys a better outcome elsewhere.
The profile is discontinued and salvage is dry
No matched tile means a patchwork roof.
Hail keeps cracking it
Concrete tile is brittle, and Calgary keeps testing that.
Rubber tile
Moulded recycled-rubber roofing reproduces the tile and shake profile at a fraction of the weight, and it absorbs hail instead of cracking under it. Euroshield is manufactured here in Calgary by G.E.M. Inc. from recycled tire rubber and carries a transferable limited lifetime warranty. For a Calgary homeowner who wants the tile look without the freeze-thaw and hail exposure, rubber tile is the option I would put on my own house.

Tile roof maintenance in Calgary
Tile rewards attention and punishes neglect.
Inspect after every hail event
Cracked concrete tile is nearly invisible from the ground and leaks the following spring.
Keep valleys and gutters clear
Tile concentrates water into valleys, and a blocked valley backs water under the tile course.
Keep people off the roof
Anyone who needs rooftop access should be told how to walk tile: lower third, over a batten.
Watch the ridge line
Loose or lifted ridge caps are the first visible sign that mortar bedding has failed.
Replace broken tiles promptly
One cracked tile exposes the underlayment to direct UV and accelerates the failure of the layer that is actually keeping you dry.

Tile roof FAQs
How long does a tile roof last in Calgary? +
Clay tile lasts 50 to 100 years; concrete tile 30 to 50, and our freeze-thaw cycle usually pulls concrete toward the lower end. The underlayment beneath it lasts only 20 to 30 years, which is why the roof needs work long before the tile does.
My tile roof is leaking but the tiles look fine. Why? +
Because the tile is a rain screen, not the waterproofing. The underlayment underneath is what keeps water out, and it fails decades before the tile does. That is the most common tile call I get in Calgary.
Can you match my broken tiles? +
Usually. I source matched salvage for discontinued profiles, and where an exact match does not exist I relocate your original tile to the visible slopes and place the replacements out of sight.
Is concrete tile good for Calgary? +
It performs adequately with maintenance, but it has two real weaknesses here: it absorbs water and spalls through freeze-thaw, and it cracks under hail. Clay handles freeze-thaw better. Rubber tile handles both.
Can I put a tile roof on my existing house? +
Only after confirming the structure can carry it. Concrete tile weighs roughly three times what asphalt shingles weigh, so a conversion usually needs an engineer’s review and sometimes reinforced framing.
Should I repair, relay, or replace? +
Repair isolated damage on a sound underlayment. Relay when the tile is good and the underlayment is spent. That is most 20-to-30-year-old Calgary tile roofs. Replace when spalling is widespread or the profile cannot be sourced. If replacement is the answer, see roof replacement.
