Roof Replacement in Calgary
I have worked on Calgary rooftops since the early 2000s, and I replace roofs the same way I would replace my own: full tear-off, new underlay, new flashings, and a written warranty on the labour.
I climb the roof myself and tell you repair or replace
Most homeowners call me for one of three reasons. The roof started leaking in more than one place. A hail claim came back approved. Or a home inspector flagged the shingles at end of life during a sale.
I walk the deck and tell you whether you need a repair or a replacement. I would rather tell you straight than sell you the bigger job. That is how I built this company. If your roof shows one worn slope and twenty good years elsewhere, I will quote you a roof repair instead. Replacing a roof that has life left in it is money you should keep.
When a Calgary roof needs replacing instead of repairing
I recommend replacement, not another patch, when your roof shows any of these.
Curling, cupping or granule loss
Granules collecting in your gutters mean UV now reaches the asphalt mat underneath. That mat loses its ability to shed water within two to three seasons.
Leaks in three or more places
Isolated leaks are a repair. Multiple leak points usually mean the underlayment failed across the whole field.
The deck feels soft underfoot
Spongy plywood means moisture reached the sheathing. I price rot repair at roughly $2.75 per square foot and show it on the estimate before we start.
The roof passed 18 years
Calgary shortens asphalt shingle life. Our chinook cycle pushes roof temperatures above and below freezing dozens of times each winter, and that freeze-thaw movement fatigues the shingle mat faster than in Vancouver or Toronto.
Hail bruised the mat
A hail bruise is a soft spot where the impact crushed the granules and fractured the fibreglass mat. A bruised roof rarely leaks the same year. That roof almost always leaks within three.
What a complete roof replacement includes
A roof replacement is a system, not a delivery of shingles. Every full replacement my crew performs includes:
- Tear-off of all existing layers down to the wood deck, plus haul-away and disposal
- Deck inspection and plywood replacement wherever we find rot, delamination, or soft sheathing
- Synthetic underlayment across the entire deck, not felt paper, which tears in Calgary wind
- Ice-and-water membrane at the eaves, in every valley, and around every penetration
- New metal flashing and drip edge at walls, chimneys, and roof edges
- Starter strip and new roof vents sized to the attic square footage
- Architectural asphalt shingles from Malarkey, Owens Corning, or IKO
- Ridge cap and a full magnetic nail sweep of your lawn, beds, and driveway before we leave

Malarkey
My pick for hail country
Malarkey manufactures polymer-modified asphalt shingles using recycled tire rubber and plastics, which makes the shingle mat flexible instead of brittle. A flexible mat absorbs a hailstone rather than fracturing under it. Malarkey Legacy and Malarkey Windsor both carry a UL 2218 Class 4 impact rating, the highest impact class available. In a city that took $3.29 billion in insured hail damage in a single afternoon, that flexibility is worth paying for.
Owens Corning
The balanced choice
Owens Corning TruDefinition Duration shingles use the SureNail fastening strip, a woven fabric band in the nailing zone that widens the target and grips the fastener. Calgary’s wind exposure makes that grip matter on exposed corner lots and hillside properties. TruDefinition Duration STORM carries a UL 2218 Class 4 impact rating for homeowners who want hail protection at a lower price point than Malarkey.
IKO
The value standard
IKO Dynasty shingles use the ArmourZone reinforced nailing strip and remain the shingle I install most often on Calgary rental properties, flips, and budget-conscious replacements. IKO manufactures in Canada, so lead times stay short when a hailstorm empties every supplier in the city at once.
Upgrading to Class 4?
Impact-resistant shingles add roughly $4,000 to $4,500 on a typical detached Calgary roof, and several Alberta insurers discount the premium on an impact-rated roof, so ask yours before you decide. I break down the math on my Class 4 hail-resistant roofing page.

Replacing your roof through a hail insurance claim
Calgary sits inside the stretch of Alberta the insurance industry calls Hailstorm Alley. The August 5, 2024 hailstorm produced $3.29 billion in insured damage and more than 130,000 claims, making it the second-costliest insured event in Canadian history (CatIQ, revised August 2025). Roughly 60,000 Calgary-area homes took damage that day.
I inspect before you file
I photograph and mark bruises, fractured mats, and damaged vents, flashing, and eavestrough so your claim reflects the full scope rather than the shingles alone.
I write the estimate to match adjuster line items
Adjusters price by square, by slope, and by accessory. Adjusters approve an estimate structured the same way faster.
I handle supplements
When we tear off and find rot the adjuster could not see from the ground, I document it and submit it rather than absorbing it or surprising you with it.
I do not inflate scope
A padded claim is fraud, and it puts your policy at risk, not mine.
Your insurer decides what it covers. I make sure the damage on your roof is documented accurately enough that nothing legitimate gets missed.
How long a roof replacement takes
Most Calgary detached homes take one to three days from tear-off to final cleanup. A steep or cut-up roof with multiple valleys, dormers, and skylights takes longer. Acreage properties and homes with limited driveway access add a day for staging and disposal.
I never tear off more roof than my crew can dry in before the end of that day. Calgary can drop 20 mm of rain on a clear-forecast afternoon, and an open deck overnight is how a replacement turns into a water damage claim.
Can you replace a roof in Calgary in winter?
Yes, with conditions. Asphalt shingles seal through a heat-activated adhesive strip, and that strip needs sun and temperatures near 5 °C to bond. Below that, my crew hand-seals every shingle with roofing cement so the roof holds wind until spring finishes the seal naturally.
I schedule winter replacements when the roof is actively leaking or a claim deadline forces the timeline. If your roof can safely wait for April, I will tell you to wait, and I will come back and tarp it for free if it starts leaking in the meantime.
Two things worth deciding while the deck is open: whether to design the attic ventilation properly at the same time, and whether any low-slope section on the property needs flat roofing in Calgary while the crew is already mobilized. Both cost far less now than as a second visit.

How much does a new roof cost in Calgary? +

Should I repair or replace my roof? +
Repair a roof with isolated damage and a sound deck. Replace a roof with multiple leak points, widespread granule loss, or shingles past 18 years. I give you that answer in writing after an on-site inspection, at no cost.
Do you replace roof shingles only, or the whole system? +
I replace the whole system. Laying new shingles over old underlayment and old flashing hides the parts that actually fail, and it voids most manufacturer warranties.
Which shingle brand do you recommend for Calgary? +
Malarkey for hail resistance, Owens Corning TruDefinition Duration for wind exposure, IKO Dynasty for value. I recommend based on your roof, your exposure, and your budget, not on what I have in the truck.
Can I get a roof replacement estimate without a site visit? +
I can give you a ballpark over the phone. I will not give you a firm quote without walking the roof, because slope, layers, and deck condition change the number materially, and I do not write quotes I cannot honour.
Do you replace flat roofs too? +
Yes. Flat and low-slope roofs use entirely different systems: SBS, EPDM, TPO, and PVC. See my flat roofing in Calgary page.
Will you fix the attic ventilation while the roof is off? +
Yes, and that is the right time to do it. Sizing the vents and clearing the soffits while the deck is exposed costs far less than retrofitting later. See attic ventilation for what that involves.
